Overview

Hermosa Beach packs an extraordinary amount of personality into just 1.4 square miles. Sandwiched between Manhattan Beach to the north and Redondo Beach to the south, this small but spirited city of roughly 19,000 is one of the most walkable and socially vibrant communities on the entire California coast.

The city centers on Pier Avenue — a pedestrian-friendly corridor packed with restaurants, bars, coffee shops, and boutiques — and The Strand, the beloved beachfront path that invites cyclists, joggers, and strollers year-round. Hermosa has long been celebrated for its beach volleyball heritage, its lively nightlife, and its sense of community that punches well above its size.

Neighborhoods Within Hermosa Beach

The Strand & Sand Section

Properties directly on or near The Strand are Hermosa's most coveted. These homes and townhomes offer unobstructed ocean access and are priced accordingly — often $3M–$6M+. The area is incredibly walkable and the energy here is electric, especially on weekends.

Downtown / Pier Ave Area

A few blocks from the beach, the downtown core offers a mix of condos, townhomes, and single-family homes with unbeatable walkability to restaurants, shops, and nightlife. Prices range from $1.2M for condos to $3M+ for single-family homes.

East Hermosa

Moving inland past PCH, East Hermosa offers more traditional single-family homes on larger lots at more accessible price points, typically $1.2M–$2M. Still within easy biking distance of the beach and downtown, it's a favorite for families.

North & South Hermosa

The quieter residential edges of the city offer a slightly more subdued pace while retaining all the benefits of the Hermosa Beach address — top schools, beach access, and strong community identity.

Lifestyle

Hermosa Beach is defined by its beach volleyball culture — it's widely considered the birthplace of the sport, and the Main Beach courts still host elite tournaments that draw players and spectators from around the world. The surf here is beginner-friendly, and the Hermosa Beach Pier is a beloved local gathering spot.

Pier Avenue comes alive morning through night. Whether it's a morning coffee at a sidewalk café, a lunch at the world-famous The Bottle Inn, or an evening out on the town, the variety and energy are impressive for a city this size. The annual Fiesta Hermosa arts festival and the St. Patrick's Day parade are community institutions that pack the streets every year.

Schools

Hermosa Beach City School District handles K–8 education and is consistently rated highly. Students then feed into Mira Costa High School in Manhattan Beach — one of the top public high schools in California — making the combined K–12 experience excellent.

Real Estate Market

Hermosa Beach offers a slightly lower entry point than Manhattan Beach while delivering a comparable lifestyle. The city is almost entirely built out, keeping inventory tight and values strong. The housing stock is diverse — condos and townhomes are abundant near the beach and downtown, while single-family homes can be found throughout the city, from the sand section all the way inland.
